APRIL 5, 2007

The following directors were present: Ron Cooper, Ed Enders and Mike Zimmerman.

A quorum was established and the Managing Agent, Tae Hong, called the meeting to order at the hour of 11:00 AM

The purpose of the meeting was to discuss building maintenance.

Window Washing - The Board asked the Managing Agent to schedule early May for window cleaning.

Water line break –

Ron Cooper reported:

1. The basement flooding was caused by the building’s fire line that is located in the middle of Fireweed Lane.

2. The flooding occurred on March 16, 2007.

3. The Valve was shut off and reconnected to the domestic line.

4. The Fire line and the domestic line are now connected. The current code requirements do not require two separate lines for domestic and fire protection.

5. A dig may be required to cap and install a new 6” inch line.

6. AWWU and the Municipality have plans to make road improvements with in the next few years.

7. Recommendation to start our project of installing new lines when the city plans to make road improvements and to write a letter to project managers asking for postponement of our work that is now required.

Ed Enders moved to approve the delay. Ron Cooper 2^nd the motion. The motion was approved.

 Roof -

1. Ed Enders requested reflective coating to the roof and this needs to be done once few years. Ed estimated the cost at $1,500.00. Mike Zimmerman moved to approve this request. Ron Copper 2^nd the motion.

2. Ed will coordinate the 120-V outlet that needs to be installed near the elevator room on the roof.

Elevator –

The Board reviewed a renewal contract from Otis Elevator Maintenance. Otis proposes a 3% discount if the Association switch to an annual bill pay from monthly billing. Mike Zimmerman moved to accept this 5-year contract extension with annual billing. Ron Cooper 2^nd the motion. The motion was approved.

Being no further business to come before the Board to discuss, the meeting was adjourned at the hour of 12:30 PM.
