NOVEMBER 2, 2006 The following directors were present: Ron Cooper, Ed Enders Martha Shields and Mike Zimmerman. A quorum was established and the President, Mike Zimmerman, called the meeting to order at the hour of 6:01 p.m. The Managing Agent presented and explained the 2006-year to date financial report. After a brief discussion regarding the maintenance for the building, Ed Enders moved to 1. Have the carpet in the lobby shampooed and runners cleaned. 2. Intercom system maintenance for repair of the dial tone clicker. Martha Shield 2nd the motion and the motion passed. Ed Enders will contact Truman with Assets Electric (440-0763) to inspect the exterior lights for the building. The Managing Agent will follow-up with Assets Electric and obtain the necessary documents before working for Woronzof building. The 2007 proposed budget (overall +$13.56 per unit/mo based on % of ownership) and the 2007 proposed budget w/ elevator reserve increase (overall +$22.34 per unit/mo based on % of ownership) were reviewed. The bulk of the increase was allotted to janitorial (25% increase), natural gas (20% increase) and elevator reserve (30% increase). After careful consideration of the figures and latest estimation of elevator modernization for the building, Martha Shields moved to approve the 2007 proposed budget w/ elevator reserve increase (overall +$22.34 per unit/mo based on % of ownership). The motion was approved. The next will be the annual general membership meeting. The meeting will be held in the 2nd floor conference room on Thursday, December 2nd, 2006. Being no further business to come before the Board to discuss, the meeting was adjourned at the hour of 7:48 p.m.
