MINUTES OF THE  WORONZOF CONDOMINIUM ASSOCIATION
BOARD OF DIRECTORS MEETING

September 27th, 2001

Attendees:  Tom Alexander, Joe Fisher, Gloria Kron, and James Call

 Open Meeting—Tom Alexander opened the meeting and determined there was a quorum at 6:30pm.

 Minutes of the Previous Meeting—The minutes were approved unanimously as presented.

 Financial Report:  No financial reports were presented.

 Old Business

 A.  Full-Time Management Service:  The board members unanimously approved the motion to search for a full-time management service and to contract with selected company starting January 1, 2001.  The board signed a letter to Michael Courtney giving him sixty-day notice of the cancellation of his contract for financial management.  James Call agreed to call Mike and to send the letter registered mail.

 B.  Snow Removal Contract:  The board unanimously agreed to use Inlet View Services for snow removal.  The Board determined that they wanted to pay for snow removal by the occurrence and that every occurrence the snow will be removed from the property.  They agreed to not have the sidewalks shoveled.  Joe Fisher will follow-up with Inlet View and get the contract in place.

 C.  State Farm Insurance Letter:  In accordance with a request from State Farm Insurance the Board had the emergency lighting on each floor inspected and non-working lights were replaced.  The signs for the elevators have been ordered but not received.  Darlene at Al Courtney and Associates notified State Farm that one action item has been completed and one is pending.

 D.  Fire Alarm Monitoring:  This item is on hold until Board reviews the results of the survey.

 E.  New Board Members:  James Call agreed to invite three new potential board members to the next meeting.

 F.  Mike Zimmerman’s Condo Leak:  Tom Alexander reported that Mike says the leak hasn’t been fixed.  It is now leaking in a new place.  Tom will talk with Mike and determine next step.

VI.  Adjournment:  Tom Alexander adjourned the meeting at 7:00pm
