MINUTES OF THE  WORONZOF CONDOMINIUM ASSOCIATION
BOARD OF DIRECTORS MEETING

December 8th, 2001

I.   Open Meeting - The meeting was opened at 10:30 am in Unit #603.  New board members present were James Call, Jeff Cooper, Elena Farkas, Joe Fisher, and Gloria Kron.  Owner Tom Alexander was also present.

II.  Election Of Officers - The following officers were elected:

Jeff Cooper – President
Gloria Kron – Vice President
Elena Farkas – Secretary
Joe Fisher – Treasurer
James Call – Second VP

III.  Minutes of the Previous Meeting:  The draft minutes from the previous board meeting were approved with the following corrections:

Gloria asked to change a grammatical error, Reality to Realty.
Joe suggested to change the name of the record storage area to read "utility closet."
Tom Alexander made an addition to V, the second paragraph and suggested this should be followed up at the January meeting with the new management company.

IV.  Financial Report

A.  Audit:  The discussion was about when and who will do it. The suggestion was to do it with Jim Anderson.

B.  Reserves:  The board will wait until the first meeting with the new management company, Bonanza Realty, to discuss the reserves.

V.  Old Business

A.  Follow Up List: James reviewed and updated the follow-up item list, which is attached.

B.  Fire Alarm System Monitoring:  The monitoring of the fire alarm system was discussed and voted three (3) to two (2) in a favor of not approving it.

VI.  New Business

A.  Management Transition:  Jeff will contact Gordon Hazell and Mike to get an update on record and billing switch over.

B.  Next Meeting:  Jeff will contact Gordon Hazell and set up a meeting in January 2002.

VII.  Meeting adjourned.
