The Board  is looking into the feasibility of providing bulk cable TV service to all the residential units in the building.  GCI is willing to enter into a bulk service agreement for  1 to 5 years providing the Preferred Service of 57 channels for a cost of $ 19.26 per month. This will also include the front security camera. This is based on all 31 residential units signed up for the service. They will bill the Association one bill and it would be added to your account and billed with your monthly billing from the Association. If you wanted premium channels (HBO, SHOWTIME, Pay-Per-View, etc) or a cable modem you will be billed directly from GCI. The commercial units are not required to participate but may if they wish.  If you would be interested in this service please return the bottom portion of your February billing statement or call, fax, or e-mail the Bonanza Realty  office with your response. The Board will then determine if there is enough interest to pursue this further.  This GCI agreement will be different from the previous GCI contract in that it will be furnished and billed to all residential units rather than just a few.

At the board meeting on December 8th, the new board were elected to the following positions:

The annual membership meeting was held on December 5th in the second floor conference room.  You can read the particulars in the minutes of the meeting but here are some of the highlights.  The members said goodbye to Mike Courtney the longtime fiscal manager.   Mike and his father before him, has been the management part of  Woronzof  as far back as anyone can remember.  He and Darlene, his assistant, will be missed.  Three board members were retained and two new ones were selected.  The board members for the following year are James Call,  Jeff Cooper, Alena Farkas, Joe Fisher and Gloria Kron.  The board will meet soon to elect officers.  Also, the monthly dues are going up.  To determine what your new monthly dues will be look at the last page of the operating statement that came with the annual meeting notice or just wait until the January statement.

Effective January 1st 2002 Al Courtney and Associates will no longer be acting as the fiscal manager for the Woronzof Condominium Association.  Our long time financial manager and friend, Mike Courtney is phasing out of the property management business.  He is on to bigger and better things and we wish him all the best.

To fill the void we are pleased to announce that we have selected Gordon Hazell of Bonanza Realty to be the new fiscal and full time manager of the Association beginning January 1, 2002.

Bonanza Realty has been managing community associations since 1976.  Bonanza currently manages 39 condominium, townhouse, PUD, and single-family associations in the greater Anchorage area comprising over 1,680 homes.  Bonanza is comprised of four (4) key personnel.  Gordon Hazell, PCAM, CMCA, and real estate broker is the president of Bonanza Realty and has been managing homeowner associations since 1976.  Gordon was the founding president, director, and current membership chairman of the Alaska Chapter of Community Associations Institute (CAI).  Please check out their web site (www.bonanzarealty.net) and learn more about Gordon and his staff.

7/11/01:  The Board of Directors adopted a set of house rules that are published in html and pdf on the website.  Additional a copy will be mailed to each owner and given to each tenant.  The house rules has information on garbage disposal, parking as well as how to buzz visitors in.  Take a look.  The html version is here and the pdf version is here.

7/4//01:  PARKING - Just a reminder, the parking spots designated as "visitor" mean just that..  If you live in the building or are on an extended visit here please park in your designated unit spot.  If you have more that one vehicle you must park the extra one either in one of the spots next to the fence on the west side of the parking lot or in the one spot next to the handicapped area.  If these are taken you must park elsewhere.  Many of the residents park their extra cars on Dorbrandt street.

TRASH - 1.  Make sure all plastic bags are tied so that the loose trash does not spill out.  This applies to the grocery store plastic bags as well.  Loose trash spills and blows out of the dumpster causeing an unsightly mess as well as littering our beautiful Alaskan landscape.

2. Please break down all boxes prior to putting them in the dumpster.  Unbroken boxes take up extra space and cause the container to overflow.  Also, don't put furniture and appliances in the dumpster for the same reason  Be a good neighbor, take them to the dump.

June, 2001

6/22/01:  The red tape is gone and we're almost back to a normal parking situation.  With the new seal coat we are taking a look at those vehicles that are leaking oil, especially those that park in the "extra" parking spaces.  Take a look and see if your car is dripping oil and if so get it fixed so as not to leave oily spots on the pavement.  It costs extra to have the oil spots cleaned and sealed and while being unsightly and messy, they also collect dirt and dust.

6/20/01:  Parking Lot Available For Use - The repairing and sealing of both the front and back parking lots is complete except for the West end of the North parking lot as indicated by the red tape.  That area is closed until the new asphalt cures.  At that time the area will be seal coated and the tape removed.  Thanks for your patience.

6/18/01:  Parking Lot Update - The South (business side) is finished.  Today at 09:00 am they start repairing and cleaning the North side parking area.  Be sure to move your car by 9:00 am.

6/16/01:  Parking lot repair and sealing is underway.  A crew arrived late yesterday and cleaned the South (business side) parking lot.  Today they are hard at work putting down the seal coating.  It will be allowed to dry over the weekend.  Starting Monday morning at 9:00 am the back (North side) parking area will be cleaned and sealed.  It should be dry and ready to use on Wednesday evening.  Be sure to move your car prior to 9:00 am on Monday.

6/12/01:  PARKING LOT UPDATE - The Parking lot repair and seal coat will start Friday afternoon, June 15th, 2001.  First phase will be the South and West side of the building (front, Fireweed & Spenard).  No parking there from 1:00 pm Friday afternoon until Sunday evening.  The second phase will start on Monday at 9:00 am and cover the rest of the parking lot (North side of building).  Please move your car out of your parking spot by 9:00 am. If the seal coat dries OK you may return to your parking spot Wednesday evening.  Any question please call one of the Board members or send an e:mail to the webperson@woronzof.com .

6/6/01:  The first Woronzof newsletter should have arrived in the monthly statements by now.  This is a trial program to inform owners and tenants on the events and issues at Woronzof.  Let us know what you think.  Send an e:mail to the webperson@woronzof.com .

The work on the parking lot is scheduled to be started, weather permitting, on June 15th.  A.F.S. Construction Services will repair, clean, seal, and re-stripe the parking lot over a three to five day period.  If you’re going away and leaving your car make sure someone has the keys and will be able to reposition it when the time comes.  The hole at the entrance to the west end of the parking lot will be filled prior to the seal coating in order for the asphalt to set up and cure.

May, 2001

5/31/01:  The parking lot is scheduled to be repaired and sealed in June.  It will be cleaned, holes and cracks filled, and two coats of seal coat will be applied.  Owners and tenants will be provided as much notice as possible of the specific days.  If you’re going away and leaving your car make sure someone has the keys and will be able to reposition it when the time comes.   Keep checking the website and the bulletin board for updates.  All or portions of the parking lot will need to be closed for one to two days until the work is completed.

5/18/01:  Window washing will continue through Saturday, May 19th.  They are also washing the panels on the building as well.  Please continue to leave the parking spaces adjacent to the handicap spot at the west end of the building vacant during the day so they can park their equipment there.

5/16/01:  Sunshine Glass will  start washing windows on Thursday, May 17th. The washing will take approximately two days.  Please leave the parking spaces adjacent to the handicap spot at the west end of the building vacant during the day so they can park their equipment there.

Window washing that was scheduled on May 2nd and 3rd has been delayed due to inclement weather. It will be rescheduled as soon as the window washing company has another opening in their schedule.

Owners and tenants who get GCI cablevision through the Association will be receiving a letter shortly announcing the termination of cable service effective May 30th (see April's comments) .  If you are one of these and desire to continue GCI cable service you need to contact the Customer Service Department at GCI and arrange to have an individual account set up for you by June 1st.  Any questions please contact Courtney & Associates or a member of the Board of Directors .

There will be Board of Directors meeting on May 16th at 7:00 p.m.  Owners and tenants interested in observing or have an item that they would like to bring to the boards attention should contact a member of the Board of Directors .

April, 2001

Board of Directors meeting was held on April 13th.  Review the minutes.

Woronzof Association will be canceling the cablevision contract with GCI.  The Association currently has a contract with GCI cable to receive cablevision service at a reduced rate.  The contract  requires the Association to guarantee a minimum number of participants.  Due to the lack of participation the Association has lost money during the last two years.  This year the loss is projected to be over $2000.00 if something is not done.  To stop further losses the contract will be cancelled as soon as an arrangement can be made with GCI.  Owners who pay their cable bill through Courtney and Associates (with your monthly dues) will then have to arrange with GCI for direct billing.  If you have any questions please contact Courtney & Associates or a member of the Board of Directors .
