GCI Cablevision Contract Cancelled: Owners and tenants who were getting GCI cablevision through the Association got a letter recently announcing the termination of cable service effective May 30th. If you are one of these and desire to continue GCI cable service you need to contact the Customer Service Department at GCI and arrange to have an individual account set up for you. Window Washing: Yea, after more than a year’s accumulation of dirt and grime due to building repainting last year, the windows have finally been washed. The large object that had been hovering outside my window was nothing but a large bug spot, turns out I wasted all those calls to the Air Force complaining about a stealth helicopter. Anyway to prevent this from happening again the window washing is now on a twice a year schedule, May and September. Fire Alarm System: All those that think the fire department will show up automatically if the alarm goes off, think again (I was one of those that thought they would). It seems our fire alarm system is not monitored. The building does have a fire alarm that can be activated manually from any of the seven floors as well as the basement and will activate automatically if a fire is detected. When activated the alarm will ring on all floors and an indicator panel in the lobby shows the floor where the alarm was initiated. However, the alarm system is not monitored by an outside source. Someone here MUST call 911 for the fire department to respond. Please alert your family members or tenants so they are aware that the system is not monitored. The Board will be sending a letter to all owners to ask their feedback on obtaining a monitoring service. Details will be included in the letter but preliminary estimates for monitoring would be a one-time cost of $220.00 for installation of a leased dialer and then $66.75 per month. This would be prorated over all the units. Parking Lot Repair: The parking lot is scheduled to be repaired and sealed in June. It will be cleaned, holes and cracks filled, and two coats of seal coat will be applied. Yes, even the large hole on the West end will be patched. Owners and tenants will be provided as much notice as possible of the specific days. If you’re going away and leaving your car make sure someone has the keys and will be able to reposition it when the time comes. Trust me, it won’t look good covered in seal coat. Keep checking the website and the bulletin board for updates. All or portions of the parking lot will need to be closed for one to two days until the work is completed. Helpful Tips Garbage or Gar – Barge as they say in some circles: Owners please remember to tell your new tenants about the etiquette of appropriate garbage disposal here at Woronzof. 1. All trash is to be enclosed in a tied, plastic garbage sack and placed either in the dumpster located on the East side of the parking lot or down the garbage chute. No loose trash, large items, construction materials or appliances are to be placed in the dumpster or chute at any time. You can appreciate the reason for this if you’re ever seen the parking lot after the wind gets up. 2. All trash placed in the chute above the 4th floor must be in a 1.4 mil, 2 ply plastic bag. Try cleaning up the mess of dropping half filled glass bottles, the remains of last nights dinner and your pets litter box in a thin 1 ply plastic bag from a height of 70 feet and you can begin to understand the problem. 3. All empty boxes are to be broken down and placed in the outside dumpster. Complete, unbroken boxes take up more space than collapsed ones. Breaking your key off in the entry door: Of course “I’ve” never done this but if it happens to you, call one of the Board of Directors as soon as possible (names and numbers in the entryway). They will contact a locksmith to repair the lock. The door cannot be opened when this happens and access to the building will only be available through the stairwells until the door is blocked opened or fixed. Why does this happen you ask? Breaking of the key occurs from repeatedly opening the door by repeatedly turning the lock and opening the door by pulling on the key. This causes, over time, the metal in the key to become fatigued and finally to break. To avoid this, use the door handle to open the door after unlocking with the key. Resident parking: Also be sure to inform tenants that each unit has only one designated parking space. At no time should residents park in a designated visitor spot. An Extra vehicle may be parked in an unmarked spot or on the street. See the website or the House Rules for more information. Guest parking: Temporary guests may park in a designate visitor spot or in any unmarked area. Repeat overnight guests may not park in a designated visitor spot. In the case of entertaining where there are several guests they may also park in front of the building after 6:00 pm. They must place a card or notice on the dash indicating the name, as well at the unit and phone number of the host. Failure to do so may result in the car(s) being towed. Things To Come House Rules: To make it easy for owners and tenants alike the Board of Directors is developing a set of “House Rules”. This will be a few easy to read pages of common rules that when followed help create a community that we can all be proud of and enjoy. The rules are mostly summarized from the declarations and bylaws and will be available on the website as well as provided to newcomers as part of welcome packet.
